Three things to focus on when preparing your home for the market.

It is crucial to thoughtfully prepare your home before you put it up for sale. A home that is correctly staged and prepped will sell for thousands of dollars more. However, how do you know where to start? There are many things you could prioritize, and you don’t want to put your time and money into the wrong things. That is why I have created a list of three things to focus on when preparing your home: 

1. Do the three Ds. They are: declutter, depersonalize, and deep clean. These are the basics that shouldn’t be overlooked. However, since you have been living in your house for a long time, you may not even notice the things a buyer will look at. One great example is to look at today’s model homes. Builders spend a lot of money making sure the public will look at the home and enjoy what they see. They want to capture a buyer’s emotion, which is what drives residential real estate. Therefore, pay attention to the little things like cleaning out your oven, removing rust from the bathroom sink, making sure the plumbing and light fixtures work properly, etc.

2. Hire a professional photographer. It’s crucial that you don’t underestimate this. Just taking quick photos with your phone will not properly showcase your home. The photos and videos are what will draw potential buyers in, and if they aren’t good, then you won’t even get people to look at the house. The content needs to be high quality. 

3. Price your home properly. Listen to your agent and others who can give you professional advice. They know what creates better marketability and what will get a home sold. Your price can affect a lot—plus, if you are flexible with the market, you can still get multiple offers, even in today’s environment with high interest rates.
