Annual Home Maintenance Checklist to Keep Your Property Value Up

In Chanhassen, where the median home value runs between $535,000 and $570,000 and well-maintained properties sell in about 17 to 18 days—often above list price—home maintenance is not just about comfort. It's about protecting one of your largest assets against the specific pressures of a west-metro Minnesota climate.

Generic maintenance advice won't serve you here. A checklist written for a national audience ignores the freeze-thaw cycles, EPA Zone 1 radon designation, heavy clay soils, and Carver County transfer requirements that actually determine what a Chanhassen home is worth at closing. Nearly every item below ties directly to something a local inspector or appraiser will scrutinize when you eventually sell—which makes this list less a chore sheet and more a resale-protection strategy.

1. Attack Ice Dams and Attic Air Leaks Before Winter

Local roofing contractors, city building inspectors, and University of Minnesota Extension all point to the same culprit as the single most destructive winter problem for Minnesota homes: ice dams and attic air leakage. The mechanism is straightforward—warm household air leaks into the attic, heats the roof deck, melts the snow above, and lets that meltwater run down and refreeze into a ridge of ice at the cold eaves. Water then pools behind that ridge and backs up under your shingles.

The fix is not simply more insulation. Minnesota's building code calls for a minimum of R-49 attic insulation (roughly 14 to 16 inches of blown-in fiberglass), and energy auditors recommend R-60 for optimal cold-climate performance. But insulation alone rarely solves the problem. Air-sealing the attic bypasses—the gaps around recessed lights, top plates, plumbing stacks, and chimney chases—is the critical prerequisite. Without it, warm air pours into the attic no matter how deep the insulation.

The financial stakes justify the attention. Professional ice dam removal runs $650 to $2,400. Catch it late, and interior water damage repairs climb to $1,500 to $5,000 or more, while severe cases involving multiple floors, mold, or a full roof replacement reach $10,000 to $25,000+. Left as evidence in your attic—water-stained ceilings, soaked insulation, poor soffit-to-ridge airflow—it becomes a documented defect that a future buyer's inspector will flag and negotiate against.

2. Test for Radon—It's Nearly a Sale Requirement Here

Radon isn't optional background knowledge in Carver County; it's one of the most common conditions surfaced in local home sales. The county carries an EPA Zone 1 High Radon Potential designation, meaning predicted average indoor levels exceed the 4.0 pCi/L action threshold. Minnesota's statewide average sits around 3.9 pCi/L—roughly three times the national average of 1.3—and Minnesota Department of Health data shows about 2 in 5 homes test at or above the action limit. Winter heating makes it worse, creating a "stack effect" that pulls radon up through basement floors and foundation walls.

For sellers, this is a legal matter as much as a health one. Under the Minnesota Radon Awareness Act (effective 2014), you must disclose in writing any knowledge of radon testing, provide current test records, describe any mitigation system, and hand the buyer the official MDH publication Radon in Real Estate Transactions. The purchase agreement must carry the statutory warning recommending every buyer test before closing—and a seller who knowingly conceals radon facts can be held liable for up to two years after the sale.

Because more than half of local buyers order a 48-hour radon test alongside their general inspection, testing now puts you ahead of the negotiation. If your home reads at or above 4.0 pCi/L, buyers typically request a seller-installed mitigation system ($1,200 to $1,800) or an equivalent closing credit. Knowing your number—and mitigating on your own timeline—keeps you in control.

3. Guard Against Frost Heave in Concrete and Footings

In the Chanhassen area, winter frost drives 42 to 60 inches into the ground, and it penetrates far deeper under cleared driveways and sidewalks than under snow-covered lawns. When wet soil freezes, it expands upward (water gains about 9% in volume when it freezes) and lifts anything not anchored below the frost line.

Minnesota's residential code sets the metro-area footing depth at a minimum of 42 inches below final grade for exactly this reason. That standard matters most for the additions homeowners build themselves—decks, fence posts, freestanding structures. Watch each spring for the telltale signs: patio, walkway, or garage slabs that crack, lift, or grow uneven; deck or fence posts popping up out of the ground; stair-step cracks in foundation walls that widen toward the bottom; doors and windows that suddenly stick or bind; and unheated porches or chimneys pulling away from the house.

Catching a heaving slab or a shallow-footed deck early keeps it a minor repair. Ignored, foundation movement and horizontal cracking become the kind of structural defect that stalls a sale outright.

4. Maintain Your Well and Septic—And Know the Transfer Rules

Most of central, northern, and eastern Chanhassen sits on municipal water and sewer, but if your home is on a larger lot near Lake Minnetonka, Lake Lucy, or Lake Ann, or in the low-density southern and southwestern pockets bordering Victoria, Chaska, and Benton Township, you likely rely on a private well and septic system. That changes your maintenance obligations significantly.

Septic systems here fall under Carver County Code Chapter 52. During a compliance inspection, a licensed inspector can classify a failing system two ways: an Imminent Threat to Public Health and Safety (raw sewage surfacing or backing up), which must be abated immediately and fixed within 10 months; or a system Failing to Protect Groundwater (insufficient separation from the water table), which must be corrected within 12 to 18 months.

The point-of-sale rules are where this becomes urgent. To sell, you need a valid Certificate of Compliance on file with the county—valid for 5 years on a newly installed system, 3 years on an existing-system inspection. You must also provide a written SSTS Disclosure covering the system's location, age, and history. If your system fails, or if frozen ground between November 15 and April 15 prevents a soil inspection, you can still close by setting up an escrow agreement—typically 110% to 125% of a licensed installer's bid held in reserve. And note the MUSA stubbing rule: if your septic fails and a public sewer stub is available in the adjacent right-of-way, the city requires you to connect rather than replace. Annual attention to your system, plus a current compliance certificate, removes a major closing obstacle before it appears.

On the well side, plan for periodic water quality and flow testing—buyers will expect checks for nitrates, coliform bacteria, and lead.

5. Prepare Pipes, Sump Pumps, and Spring Drainage

Chanhassen's water risks arrive on two schedules, and both deserve their own preparation.

Frozen pipes (December through March). During sustained cold snaps below 20°F—or the sub-zero polar blasts that reach -20°F—uninsulated supply lines in exterior walls, unheated crawlspaces, attached garages, and under sinks on exterior walls freeze fast. A separate, later risk hits underground service lines from late January into April, as frost keeps driving deeper even after the air begins to warm.

Sump pump readiness. With wet basements a primary local risk, your sump system needs seasonal upkeep. Clean silt and gravel from the pit quarterly so the impeller and float switch don't jam. Test the pump by pouring a bucket of water into the pit and confirming it engages, empties, and shuts off cleanly. Check the inline check valve so water doesn't flow back after shutoff. And before the first hard freeze—usually late October—disconnect any garden hose from the exterior discharge line, since trapped water freezes, blocks the line, and burns out the motor. Because outages often coincide with severe spring storms, a battery backup pump discharging through a separate exterior penetration is worthwhile insurance.

Spring melt and grading. The west metro's tight clay soils (Hayden and Lester series) hold water against foundation walls instead of draining, driving up hydrostatic pressure. Early spring makes it worse: the surface thaws while the ground below stays frozen, so nearly all snowmelt becomes runoff heading straight for your foundation if grading is off. Aim for at least 6 inches of drop over the first 10 feet away from the house, and extend downspouts to discharge 5 to 6 feet out—clear of walkways where the water could refreeze into hazardous ice. Homes near Lake Ann, Lake Minnewashta, Lake Susan, and Lake Riley sit over high water tables and see near-constant sump cycling at peak thaw, making a reliable system essential.

6. Care for Trees Within Chanhassen's Ordinances

Chanhassen regulates its tree canopy actively, and homeowner maintenance has to work within those rules. Trees measuring 10 inches or greater in diameter at breast height (DBH) are classified as "significant," and the city controls trees within the public right-of-way (roughly the first 10 to 15 feet behind the curb) and within drainage and utility easements—you can't plant or cut there without municipal review. New construction or major additions trigger a full tree survey and canopy-preservation requirements. When you do plant, the city's 10-20-30 diversity rule applies: no more than 10% of any one species, 20% of any genus, or 30% of any botanical family.

The dominant threat to watch is Emerald Ash Borer. EAB was confirmed in Chanhassen in 2021, and Carver County is quarantined as "generally infested." Untreated ash trees die within 2 to 4 years and turn into brittle hazards. Critically, the city prohibits ash cutting, removal, and stump grinding between May 2 and September 30 to limit beetle spread—do that work in the October-to-May dormant window instead. Healthy ash can be saved with trunk-injected insecticide every two years, and the city partners with contracted arborists for bulk-discounted treatment. Two more timing rules matter locally: don't prune oaks between April 1 and July 15 (oak wilt risk), and expect Japanese beetle defoliation on ornamentals in mid-to-late summer.

7. Prioritize the Repairs That Actually Move Your Sale

Not every maintenance task carries equal weight at closing. Some become hard stops for financing; others simply erode buyer confidence. Knowing the difference tells you where to spend first.

For buyers using FHA, VA, or USDA loans, appraisers enforce strict "Safety, Soundness, and Security" standards, and these repairs are non-negotiable before closing: chipping or peeling paint on any home built before 1978 (lead-paint rules), missing handrails on stairs with four or more risers, exposed wiring or missing outlet covers and ungrounded outlets near water without GFCI protection, roofs with curling shingles or under two years of remaining life, and grading that channels water against the foundation.

Home inspectors, meanwhile, flag the functional defects that drive buyer negotiations—and nearly all of them trace back to the items above: radon at or above 4.0 pCi/L, evidence of past ice damming and poor attic ventilation, sewer line defects found on camera, furnaces or heat exchangers over 15 to 20 years old, and basement moisture or foundation movement from frost heave and clay pressure.

This is why turnkey condition commands a premium in the $500,000 to $750,000 band that defines much of Chanhassen. Buyers at this level expect zero deferred maintenance—roof, furnace, AC, water heater, and windows under about 10 years old or recently serviced. Every item you address on your own schedule is one less line on an inspection report and one less reason for a buyer to negotiate down.
